What actually drives the price.
Not tonnage. A strip-out is priced on volume, on how far the material has to travel to the vehicle, and on when you are allowed to do it. A third-floor office with one service lift is a different job to a ground-floor unit.

What we would not put in it
- ✗Loads with rubble or screed mixed in. That is inert and belongs in a different vehicle at a much lower rate
- ✗Anything containing asbestos, common in ceiling tiles and older partitions, which must be surveyed first
- ✗Fridges and cooling units, which need refrigerant removal

The things people ask before booking.
Yes, and for most commercial buildings it is the only way. Managed offices and shopping centres routinely restrict removals to evenings or weekends. Tell us the building's rules when you enquire, because they shape the price far more than the volume does.
It is common in ceiling tiles, partition boards and floor tiles in anything built or refurbished before 2000. It needs a survey before the strip-out starts, not during. If a survey exists, send it, and if it does not, start there.
Often, yes, and it is worth asking. Desks, chairs and storage in reasonable condition can sometimes be rehomed rather than disposed of, which reduces both the volume and the cost. It needs a bit of lead time, so mention it early.
Because strip-out waste is bulky and light. You run out of space long before you run out of weight allowance, which is exactly the case a 12 yard is built for. Rubble is the opposite, and would be refused at the weight limit while the skip still looked half empty.
